On a street where all the homes face west, this house breaks the pattern and faces south. Turning towards views, sunshine, and allowing for an expanded yard with southern exposure. Screens on the upper bedroom level provide privacy to the neighbors, while on the main level a landscaped hedge gives shade and privacy to the yard.

A large black metal frame runs around the upstairs deck. An architectural feature that defines the house, provides privacy while also providing much needed shade to south facing rooms.

In the basement, a rental suite has direct access at grade to a sunken courtyard and will provide for light, air and garden access.

Materials for the home are simple and robust. Aluminum clad wood windows, composite cladding for the architectural frame, and stucco over exterior insulation. It achieves near-passive performance through its airtightness and thick insulation.

Inside, oak floors and white millwork contrast the dark exterior, and simple, refined detailing accentuate the strong architectural forms.
